Pre-Construction Phase
Our firm’s focus during the pre-construction phase will be on tasks such as Value Engineering, Budgeting, and Scheduling.
During the pre-construction phase we will:
1. Meet with client and architect to gain a thorough understanding of the end users’ operations. We will review traffic flow and events in order to schedule work that minimizes impact on any adjacent tenanted spaces.
2. Using the information obtained, refine the phasing plan to ensure that all operations be kept under control and schedule.
3. Develop and update the project budget and construction schedule.
4. Perform full value engineering analysis and make timely and studied recommendations to the project team on alternate materials or systems, with estimates or other supporting information with sufficient data to permit decisions to be made.
5. Our value engineering services begin by consulting with the end user, the architect and other involved parties to assist and make recommendations on all aspects of construction planning. All construction elements are analyzed for coordination, constructibility and suitability of systems and materials specified from a trade availability and material performance perspective.
6. Identify long lead items that will impact the project schedule and recommend pre-purchase when appropriate. Develop with the Architect and Engineer early bid packages and assist in the preparation of bidders’ lists, evaluation of bids and negotiation with the selected vendor or contractor.
